A 1,100-square-foot Eastside bungalow has one bathroom, a galley kitchen, and no slack anywhere. There is no spare surface to stage things on, the counter is the entire counter, and every square foot is in daily use. Cleaning a house like that is less about covering ground and more about being thorough in a confined space — which takes closer to the time people expect for a much larger house.
Mesa Verde and Mesa del Mar are the counterweight: mid-century ranch homes on generous lots, single-story, with more floor and more windows but simpler detail. They move quickly once the floors are handled. Newer South Coast Metro condos and apartments are quicker still — small, hard-surfaced, and largely a kitchen-and-bathroom job.
More than half of Costa Mesa's housing is rented, and the practical consequence is that this is where we do the most move-out cleaning of any city we serve. Almost all of it is the same shape: a small older unit, a landlord walkthrough with a deposit attached, and a tenant who has three days and a truck.
The things that decide those walkthroughs are consistent and almost never the floors. It is inside the kitchen cabinets and drawers, the oven and the fridge, the range hood filter, the bathroom exhaust vent cover, blind slats, window and slider tracks, closet shelves, and the inside of the front door. We scope empty units to exactly that list. Book us after the unit is fully empty and after carpet cleaning or paint touch-up, so nothing gets undone.
Costa Mesa is a dog city, and pet hair does not sit where people look for it. It migrates to the perimeter — the strip of floor along the baseboard, under the leading edge of the sofa, the vertical face of stair risers, the underside of the dining chair rails, and the gap between the fridge and the cabinet run. Vacuuming the middle of a room removes almost none of it.
On recurring visits we work the edges deliberately, use a crevice tool along baseboards, and move the light furniture we can move safely. Households with a heavy shedder usually land on weekly or biweekly; monthly with a husky is a losing arrangement for everyone.

Give yourself a day of margin before the walkthrough so there is room to handle anything that turns up, and send us the landlord checklist if you have one.
Yes, both recurring and end-of-lease. Larger buildings there often want vendors to check in at a leasing office or use a specific loading entrance and service elevator — tell us at booking and we will arrange it in advance rather than losing half an hour on the day.
It changes the time, so it can change the price a little, and it changes the recommended frequency more. Hair collects along baseboards, under furniture edges, and on stair risers, and clearing it properly is edge work rather than open-floor vacuuming. We will tell you honestly at quote time whether biweekly will hold or whether weekly is the better value.

Cleaning quotes go wrong when they are guessed from a square-footage number. What actually drives the time is the bathroom count, how the home is used, and the condition it is in right now — so those are the things we ask about.
First visits often take longer than the ones that follow — a home coming off a long gap needs catch-up work before a routine rhythm makes sense. If that is your situation we will say so in the quote rather than discovering it in your driveway.
