  1. Move everything out. Including the closet, the garage, and whatever is in the side yard. We cannot clean around boxes and reach the surfaces a walkthrough checks.
  2. Repairs and paint touch-up. Sanding and painting put dust and overspray back everywhere.
  3. Carpet cleaning, if it is happening. Extraction wets the baseboard line and can push soil to the carpet edge.
  4. Move-out clean. Us, last.
  5. Walkthrough. With a day of margin if you can arrange it.

People get this order wrong constantly, usually by cleaning first because it feels like the finishing touch. It is the last step, not the tidy-up before the other steps.

Move-out cleaning questions

When exactly should the clean happen?

After the unit is completely empty, and after any carpet cleaning, paint touch-up, or repairs are finished. Every one of those puts dust or overspray back into a cleaned space. Leave a day of margin before your walkthrough so there is room to fix anything that turns up. Booking the clean for the morning of a noon walkthrough is how people end up rushed and disappointed.

Does this guarantee I get my deposit back?

No, and be wary of anyone who says otherwise. A deposit can be withheld for damage, unpaid rent, or wear that cleaning has nothing to do with — a cleaner cannot control any of that. What a proper move-out clean does is remove cleanliness from the list of reasons, which in practice is the item most commonly cited on a deduction.

What if my landlord has their own checklist?

Send it and we will work to it. Management companies in Orange County often publish a move-out standard, and where one exists it is a better scope than any generic list because it is what the person actually inspecting will be holding. If a line on it is outside what we do — carpet extraction, wall painting, exterior work — we will tell you before the visit, not after.

Do you do move-in cleans too?

Yes, and they are worth more than people assume. A sweep-out, cobweb removal, and a wipe of reachable surfaces, yes. Oil-stain removal from concrete and pressure washing are outside the scope — the first is often permanent and the second is a different piece of equipment entirely.
